Seller Disclosures
When someone sells a home, it is required by law that they fill out a document, made part of the contract. The document is a sellers disclosure which the seller informs the new buyers about the home. If you own the home, the law says it must be provided to the buyer.
If we made the banks responsibile for the condition of the home, informing the buyers of whether it is mold infested or not, whether they neglected it for a year, allowing water to flood the homes,maybe they won't be so greedy about stealing the houses from the working class.
If we continue to let the banks remain exempt from filling out the sellers disclosures; without holding them accountable for the conditions, we are going to become a very sick Country! They are destroying our neighborhoods! The public has no idea what goes on with these homes before they are bought again!
Foreclosures
I work with both buyers and sellers. It puzzles me why these banks and the goverment are allowing this to happen to good, honest, hard working people. The people who were willing to continue to pay 3 times the current market price of the home. They kept the Counties, cities and township going by paying the higher taxes.
Regardless of what their hardship is, they should be given the respect by offering them help. I am watching how the goverment is allowing these people, who are part of us hard working americans - get treated like they are dirt. There is absolutely nothing to offer them... not a helping hand whatsoever! Yet, the goverment will give $8,000.00 and offer it to someone who never did a thing in that neighborhood. The goverment offers incentives for the buyers to gain access & to become the beneficiaries of those who shed their blood, sweat and tears! Where are the incentives for those trying to hold on to their homes.
They weren't the problem, the goverment was. Lets not forget that when this all hit the past homeowners, the utilities, gasoline and charge card rates escalated to an all time high.
Wake up Americans, the banks have a hidden agenda. They are making money out here, not losing it. Remember these homes were insured... the banks make more money foreclosing on it. They sell it to a sister banks, claim the insurance... Do you seriously think that they would decrease the values of their homes if they weren't making money doing so.
Appraisals
They of course are working for the banks. Did you know that there is not one web site that helps the consumer understand the regulations or standards of an appraisal. I actually found errors with a recent appraisal. My sellers garage was almost 1200 sq ft. He collected classic cars. The garage only had 3 doors, so that is what they considered this garage to be. When I tried to challenge this, all doors were closed, nobody would or could help, no web site to hold the appraiser accountable for his work. The one thing I could do, is file a report with the state!
The appraisals are coming back real low because of the declining market... so, when does it stop, it they are allowed to do this.
Automobiles and SUV's. Drop the prices by 1/3 of the current prices......
The goverment owned auto manufactures need to lower those prices of the cars. How is it that the homes are less than the priority of the auto industry?
They should have sell those cars for half the price before bailing them out.
Realtors
What is the goverment going to do to help the Real Estate Agents? We cannot collect unemployement nor can we pay into the system to collect. There are no extension of unemployment benefits. Brokers continue to charge the same fees and most of us still have to pay them regardless if we do a sale or not.
One person defined the Law and being a Real Estate Brokerage as a form of legalized Pimping.
