Unable to refi after major remodel

I bought a mountain cabin in 2006 for $80,000. I put another $80,000 into it. I replaced everything and did new construction.

I completely remodeled the kitchen by adding sq footage, new floor, appliances, and cabinets. I remodeled the bathroom with new sink, toilet, tiled the shower and floor. I replaced all windows with dual pane. I replaced the roof. I refinished the wood floor in the master bedroom and loft. I put in a sliding glass door and replaced the entrance door. I put in a fireplace. I built a huge deck and a parking structure and stairs.

I went to refinance it and it appraised at only $50,000. That's about what the land is worth.

What's up with these horrendously low appraisals? It's the stupid HVCC home value code of conduct.

That is causing so much grief in the mortgage industry and has to go.
